Description: This approximately 10 acre site was developed for Springwood Development Phase III. L.A. Gates Company was responsible for preparing the site for future development. The project included grading the entire site to produce three building sites along with the design of the access road, water and sewer extensions, and two separate detention basins, one above ground and one below ground, as well as the associated storm drain structures and collection system. 130,000 cubic yards of excess material were excavated and removed from the site.
At present, Ruby Tuesday Restaurant has located in Springwood Park and other prospects are showing interest.
L.A. Gates Company was also responsible for the design of the intersection of the access road (Springwood Park Drive) and Virginia Route 419 (Electric Road). There were also approximately 1,400 feet of road improvements to Electric Road. The intersection was designed for future signalization and included deceleration lanes, left turn lanes and associated storm water management structures. All improvements were designed to meet VDOT standards and specifications.
